We have just become aware of the following public consultation. The Startford-upon-Avon (SuA) District Council website has information about the SuA Gateway Masterplan http://www.stratford.gov.uk/gatewayspd (links to 3 documents / 165 pages to read). This webpage is intended to highlight the possible impact to St Gregory’s School Hall and is intended to be a call to action to Object to this aspect of the Masterplan. This page will be updated with more relevant information as received.
Comments need tbe submitted by 5.00pm on Friday 1 December 2023. Those received after that deadline will not be considered. See below in red on how to comment. Also there is a list of points to consider.
Page 38/43 (Stratford-upon-Avon Gateway Masterplan Framework SPD – Consultation Draft ) shows the existing and proposed site:
If you look at the before and after it shows the red telephone boxes retained but not the Old School House – basically this is earmarked for parking and the building would be demolished. It does not specifically say that within the document but it it sis clearly shown on the plan.
The figure below is taken from Page 30/106 in Heritage, Townscape and Visual Impact Assessment.
The area withinin the red boundary is the Application Area in the Gateway Masterplan. This includes St Gregory’s School Hall (now trading as Boston Tea Party) which dates back to circa 1883.

Possible points to object to:
- Whilst a better entrance to the town may be welcomed, some of the detail is simply wrong.
- The study area includes the Old School House (now Boston Tea Party) – but there is no justification for this.
- No other buildings on Henley Street are part of the redevelopment area – so why include this?
- The Old School House helps frames the entrance to Henley Street – its loss would be detrimental to the character of the Conservation Area.
- The replacement of the Old School House with a car park would have a detrimental impact on the conservation area.
- This part of Henley Street would look very urban and would result in the loss of the traditional character.
- The Old School House is a very good example of late Victorian architecture and should be preserved.
- The proposals not only have a detrimental impact on the Conservation Area they also fail to protect and enhance it.
- The Old School House homes an established and successful business which draws people to the north end of Henley Street. Understand that other buildings are empty but this is not!
- Demolition of the Old School House goes against economic and environmental sustainability.
- Demolition of the Old School House will result in the loss of part of the Catholic Heritage of the town as was the old Catholic Primary School.
- A lot of money has been spent on preserving the building in recent years.
- Is more parking really needed? The park and ride is under utilised. Providing more parking in the town centre will not encourage people to use the park and ride further undermining its viability. Park and ride very successful in Oxford as there are few places to park in City Centre. SDC need to follow their example.
- The SPD advises it seeks to prioritise the pedestrian and improve the public realm – these can still be achieved whilst retaining the Old School House.
- The proposed car park to replace the Old School House would adversely impact on the setting of the numerous Listed Buildings on Henley Street.
- The loss of all Listed Buildings should be resisted. These are important historic assets that must be preserved.
- There are lots of empty properties in the town centre – what is being done to regenerate these?
